Easton Surveyors Limited is a small family run business on the outskirts of Norwich set up in 1999 by Mike Easton FRICS MISVA to provide independent advice on soley residential properties in the Norwich area including Central, East, North and South Norfolk, and North Suffolk. The area covered takes in places such as Great Yarmouth, Lowestoft, Cromer, Sheringham, Attleborough, Wymondham, Beccles, Bungay, Fakenham, Aylsham, Dereham and North Walsham.
Mike Easton FRICS has been a surveyor in East Anglia since 1972 qualifying with the Royal Institution of Chartered Surveyors in 1980 becoming a Fellow of the Institution in 1993. He ran the professional services department of one of the East Coast’s largest independent estate agents between 1988 and 1999. His father and two brothers also qualified as Chartered Surveyors.
Tim Easton AssocRics is an RICS Registered Surveyor and Valuer, with surveying experience going back over 10 years, Tim carries out all of the RICS Home Surveys that the company produces.
We have no ties with any estate agent companies, although several, along with solicitors and finance companies are pleased to recommend us. We do not pay any estate agents commission as the client ends up paying the commission through additional fees, as a result we offer very competitive charges for our services.
Mike is also a member of the ISVA – The Independent Surveyors and Valuers Association which is a body outside the RICS that also provides a forum, advice and training to independent Chartered Surveyors.
RICS Home Surveys
The RICS Home Survey – Level 2 service includes:
• a physical inspection of the property.
• a report based on the inspection.
The surveyor who provides the RICS Home Survey – Level 2 service aims to give you professional advice to:
• make an informed decision on whether to go ahead with buying the property
• take into account any repairs or replacements the property needs, and
• consider what further advice you should take before committing to purchasing the property.

The RICS Home Survey – Level 3 are usually recommended for properties in excess of 150 years old, properties of non-standard construction, or properties with many defects.
The Level 3 survey includes everything in the Level 2 report, plus photographs of the important property features and defects, and goes into more detail about the defects and suggested best course of action to rectify the defects.
The vast majority of properties are suitably covered by the Home Survey Level 2, which still provides information on all the significant defects, and can include a valuation and building’s insurance figure (although, this can also be added to the Level 3 report upon request).
